Hypothesis on the CBD of Edinburgh

Hypotheses
Here are six following statements which I believe to be true about Edinburgh's "Central Business District" which are based on the general characteristics of the CBD;
1) Edinburgh's CBD is the most accessible part of the city.
I believe this because usually at the centre of a city is the original settlement, when the settlement had just started there would be paths going from the original settlement to other towns or cities allowing them to trade. As the city got bigger and expanded these paths would have been built upon. The new roads tend to follow old roads. So even as the settlement expanded most of the main roads would still lead to the centre of the city where the first settlement was.
2) Edinburgh's CBD contains the most expensive land to buy.
I believe this because all the shops and offices want to locate in the centre therefore causing there to be a high demand and limited supply of space, making the land expensive to buy.
3) Edinburgh's CBD has the highest buildings in the city.
Because the CBD has large amounts of people and it is most accessible part of the city which makes businesses want to locate there. This creates a high demand for land from the limited supply available...
